The Stoneybrook Villas I Homeowner's Association, Inc. was formed in May, 2004 by U.S. Home Corporation, the developer of Stoneybrook at Gateway. This HOA was formed to serve the eighty-four villas located on Stone Valley Loop. Our HOA is in addition to the Stoneybrook at Gateway Master Association.
Our Villas HOA is governed by a Board of Directors, chosen by the Villas property owners. Our officers are president, vice-president, secretary, treasurer, and director. The board of directors is guided by our by-laws and the declaration of covenants conditions and restrictions written expressly for our HOA.
To assist us with the day-to-day management, collection of funds, and many other elements of coordination, we have engaged the services of Tropical Isles Management Services, Inc. We have two Community Association Managers or CAMs that assist the board of directors.
Our HOA dues are paid quarterly and with those funds our board of directors expends monies within the resident adopted annual budget. There are active accounts and reserve accounts within the budget. An example of an active account is 'Landscaping Maintenance'. We collect quarterly and expend funds monthly to our Landscaping Maintenance Company, based on a yearly contract we have with the Landscaping Company. An example of a reserve account is where we collect monies from our dues and set those funds aside and invest them for our planned future year projects. Our HOA also represents the interests of the Villas property owners with matters that affect our community. Our Stoneybrook Community is a part of the Gateway Services District. Gateway Services manages the Gateway Corridor from State Route 82 on the north, to Daniels Parkway on the south. Our HOA and the Stoneybrook Master Association HOA routinely participate in planning and problem solving meetings with Gateway Services.
